With the goal of supporting the vitality of small towns and countering the depopulation of mountain and peripheral areas, the Region of Tuscany has approved, through Decree No. 18724 of August 28, 2025, the new “Call for Residency in the Territories of Widespread Tuscany 2025.”
This initiative is part of the region’s broader policies dedicated to the socioeconomic revitalization of Widespread Tuscany, encouraging new ways of living and settling in less populated areas that are nevertheless rich in history, landscape, and potential.
Supported by the resources of Regional Law No. 11/2025 “Enhancement of Widespread Tuscany” and the Fund for the Development of Italian Mountains (FOSMIT), the call offers financial contributions to individuals who choose to transfer their residence to one of the mountain municipalities or to the areas included in the expanded definition of “Widespread Tuscany,” as identified by the Regional Council in March 2025. It is therefore an initiative that not only facilitates the purchase of existing residential properties but also promotes the creation of new, stable communities in contexts where human presence is essential to preserving the land and its traditions.
The call is open to individuals who decide to purchase a home within the eligible territories, provided that the property becomes their primary and habitual residence within the established timeframe. It is also open to non-EU citizens, who will, of course, need to obtain a long-term visa and residence permit in order to live in Italy and establish their legal residence in the areas included in the call. Eligible purchases must be documented through a notarized deed or judicial order in the case of public auctions, while luxury properties or unfinished buildings are excluded.
The contribution may cover part of the expenses incurred for the purchase. In the case of co-ownership, the co-owner may cover the portion not financed by the Region, provided that the main beneficiary retains at least 50% ownership of the property.
Applications must be submitted entirely online through the Region of Tuscany’s digital services, using SPID, CIE, or CNS credentials for authentication. Submissions are open from September 10 until 1:00 p.m. on November 9, 2025. The system will issue a receipt confirming successful submission and registration of the application. Applicants may replace a previously submitted request before the deadline, as only the latest version received will be considered valid.
The call is promoted within the framework of Giovanisì, the regional project for youth autonomy, and is part of a series of initiatives aimed at making Tuscany a region where people can choose to live, work, and build their future—even far from major urban centers.
